FISP Cycle 10 Deadlines 2025–2030 — Is Your NYC Building Ready?

FISP Cycle 10 started February 21, 2025 and runs through February 21, 2030. If your building is taller than 6 stories, you are required to file a FISP inspection report within this cycle. Here are the exact deadlines by subgroup — and what to do right now.

What Is FISP Cycle 10?

FISP (Facade Inspection Safety Program), also called Local Law 11, requires all NYC buildings over 6 stories to have their facade inspected every 5 years. Cycle 10 covers February 21, 2025 through February 21, 2030. Buildings that did not file during Cycle 9 are at risk of significant fines.

FISP Cycle 10 Subgroup Deadlines

Cycle 10 is divided into three subgroups based on the last digit of your block number. Subgroup A (block numbers ending in 4, 5, or 6) must file by February 21, 2027. Subgroup B (ending in 7, 8, or 9) must file by February 21, 2028. Subgroup C (ending in 0, 1, 2, or 3) must file by February 21, 2029. However, filing early is always better — repairs identified during inspection take time to complete.

What Happens at the Inspection?

A licensed Qualified Exterior Wall Inspector (QEWI) physically inspects the exterior walls and appurtenances of your building, using binoculars, scaffold, or other means of access to observe all surfaces. The inspector classifies the building as SAFE, SWARMP, or UNSAFE and prepares the FISP report filed with the NYC Department of Buildings.

What If My Building Is Classified UNSAFE?

What If My Building Is SWARMP?

SWARMP (Safe With A Repair and Maintenance Program) means repairs are needed but there is no immediate danger. You must complete all required repairs before the end of Cycle 10 and file a follow-up report confirming completion. Don't wait — repairs take time to scope, permit, and complete.
