NYC building owners face a complex web of inspection and maintenance requirements. This checklist covers the most important annual and periodic inspections required by NYC law — so you can stay compliant and avoid violations, fines, and liability.
If your building is taller than 6 stories: facade inspection required every 5 years by a licensed QEWI. Current cycle (Cycle 10) runs 2025–2030. Check your subgroup deadline. If your building has a parking structure (garage, lot, or deck): inspection required every 6 years by a licensed professional engineer. The first Cycle 1 began January 1, 2024. Unsafe conditions must be immediately addressed.
While Local Law 11 requires professional inspection every 5 years, building owners should perform annual visual inspections of their facade — looking for new cracks, fallen masonry pieces, rust stains indicating failing lintels, water stains suggesting infiltration, and any changes since the last professional inspection.
Roofs should be inspected annually and after every significant storm event. Look for: blistering or bubbling membrane, open seams or laps, standing water indicating drainage problems, deteriorated flashings at walls and penetrations, and damaged or missing parapet coping.
Walk the sidewalk in front of your property annually. Look for: cracked or broken flags, lifted sections creating trip hazards, and tree root damage. Addressing these proactively costs far less than waiting for a DOT violation notice.
