Waterproofing vs Exterior Painting — What's Right for Your NYC Building?

Should you waterproof your NYC building or just paint it? Many building owners ask this question when their facade shows signs of water damage or aging. The answer depends on your specific situation — and choosing wrong can be expensive.

What Is the Difference?

Exterior painting applies a decorative and protective coating to your building's surface. Standard exterior paint provides minimal waterproofing. Waterproofing specifically addresses water infiltration — it may include elastomeric coatings, crystalline waterproofing, injection systems, or membrane application depending on where and how water is entering.

When Exterior Painting Is Enough

Standard exterior painting is appropriate when: your building has no active water infiltration, the facade is structurally sound with no significant cracks, you want a fresh appearance and color change, and your primary goal is aesthetics and basic surface protection. A high-quality paint job properly applied will last 7–12 years.

When Waterproofing Is Required

Waterproofing (beyond standard paint) is needed when: you have active water infiltration through walls, ceilings, or basement, there are cracks allowing water entry, you have a SWARMP or UNSAFE Local Law 11 classification related to water damage, or your building has had persistent moisture problems that paint alone has not solved.

Elastomeric Coatings — The Middle Ground

Elastomeric coatings are 10–30 times thicker than standard paint and bridge hairline cracks while providing a waterproof surface. They are an excellent middle-ground solution for facades with surface cracking and mild water infiltration. Elastomeric coatings provide both color and waterproofing in one application.

What About Basement Waterproofing?

Basement waterproofing is a completely separate category from exterior building painting. If water is entering your basement through walls or the floor slab, paint or coatings will not solve the problem. Basement waterproofing requires drainage systems, membrane application, crack injection, or sump pump installation depending on the source.
